With a lot of uncertainty regarding the housing market, a lot of homeowners want to know how they can encourage home sales.  A good way to increase your home’s marketability — and therefore increase the price you can get for it, even while you decrease the amount of time it takes to sell — is to make sure it is updated with features that will appeal to buyers.

Here are a few updates that can help:

1. Install glass shower cubicles.  Out of all the updates you can make on your house, updating the bathroom is supposed to bring the biggest payoff when you sell your house.  Updates that buyers like to see include a new bathroom shower, a modern tub (especially a large, sunken, or whirlpool tub), more efficient toilets, modern sinks, and an overall modern, stylish decor.
2. Update your appliances.  Brand-new appliances can go a long ways towards convincing a buyer, particularly if they have special features or are energy friendly.  Buyers most want to see updates in the appliances they use the most, such as dishwashers, oven ranges, refrigerators, and clothes washers and dryers.
3. Don’t forget the fun stuff!  While updates on the stuff they need can help generate interest among buyers, the best way to seal the deal is to also offer the updates they want: the fun stuff that will make them really want to buy your house.  Some examples include nice landscaping and a backyard retreat, complete with fire pits, arbors, and benches from which to admire the view; built-in home theaters, with hidden speakers and custom cabinetry; custom paint in the interior; and almost anything else that you can think of that will make someone think, "I have to own that house!"

Regardless of where the real estate market, selling your house really comes down to beating out the competition.  If that means furnishing your bathrooms with stylish glass shower cubicles or buying a few new appliances, then so be it!
